We examine the title, order searches and raise enquiries — surfacing anything unusual early, while there's still time to fix it.
Report & sign
You get a clear report on everything we've found, in plain English. Once you're happy, you sign and we prepare for exchange.
Exchange & complete
Contracts exchange, the date is fixed, funds move, and we register your ownership with HM Land Registry.

What's the difference between conveyancing and a conveyancer?+
Conveyancing is the legal process of transferring property ownership. It can be done by licensed conveyancers or solicitors. Simply Move's work is carried out by an SRA-regulated solicitors' practice — so you get the same friendly service with a regulated law firm behind it.
What are searches, and do I really need them?+
Searches are checks with official bodies — the local authority, water company and environmental registers — that reveal things a viewing never would: planning issues, flood risk, drainage, road schemes. If you're buying with a mortgage, your lender will insist on them; if you're a cash buyer, we'd still strongly recommend them.
Will I actually be able to reach the person handling my case?+
Yes — that's rather the point. You'll have one named file handler with a direct line and email. No ticket numbers, no 'your call is important to us', no starting from scratch with a stranger.
