One team for the whole move
A house move has a lot of moving parts: contracts, searches, mortgage conditions, deposits, other people's solicitors. Our job is to make all of that someone else's problem — specifically, ours.
You'll have one dedicated file handler who knows your case inside out. They'll chase the other side so you don't have to, flag anything unusual early, and explain every step in plain English. If you're buying and selling at the same time, we coordinate both sides so exchange and completion line up neatly.
And because our fees are fixed from the start, the price you're quoted is the price you pay — with reduced fees if your move falls through through no fault of your own.

Instruct us
Get your quote, give us the go-ahead, and we open your file the same day. We'll confirm who's handling your case and what happens next.
Contracts & searches
We review the contract pack, order searches, raise enquiries and keep your lender in the loop — chasing the other side whenever things slow down.
Exchange
Once everything checks out, you sign, we exchange contracts, and your completion date is locked in. This is the moment it all becomes legally binding.
Completion
Money moves, keys are released, and the property is yours (or sold). We handle Stamp Duty and Land Registry registration afterwards.

How long does a sale or purchase take?+
A typical freehold transaction takes around 8–12 weeks from instruction to completion, though chains, leaseholds and slow third parties can stretch that. We can't control everyone else — but we can chase them relentlessly, and we do.
Do I pay the full fee if my move falls through?+
No. If your transaction falls through, we won't charge our full fee — that's part of our no-hidden-fees promise. You'd only cover work already done and any third-party costs already incurred, and we'll always be upfront about what those are.
Can you handle my move if I'm not near Preston or London?+
Absolutely. We act for movers across the whole of the UK. Everything can be done by phone, email and post — most clients never need to visit an office.
I'm buying and selling at the same time. Is that harder?+
It's more moving parts, but it's our bread and butter. One file handler runs both transactions side by side and synchronises exchange and completion, so you move out and in on the same day.
